Commercial Renovations & Conversions
Just about all building types can be converted to self-storage facilities, since there are no window requirements, little plumbing and minimal parking. MLCO has extensive experience in gut-rehab and adaptive reuse of existing building types including warehouses, big-box retail stores, supermarkets, office buildings and even parking garages.

Large open-space structures for warehousing and logistics can be built inexpensively and quickly using methods such as precast tilt-up panels and large-span open-web trusses.

Pre-construction Planning
MLCO provides cost estimates based on preliminary architectural drawings and our historical cost data so the owner can perform feasibility studies and explore financing options early in the development process.
Value Engineering
MLCO works with its trade partners during the initial bidding to obtain alternate materials, methods and ideas to reduce costs. We also advise the architect and engineer during the design development stage on ways to save money when appropriate.
General Contracting and Construction Management
Complete contracting services including bidding/awarding subcontracts, onsite supervision, job cost accounting, project management, subcontractor draws, quality control, scheduling, municipal inspections and project closeout.
Design-Build in Collaboration with Key Partners
During the design-build process, MLCO works collaboratively with the architect and engineers as a team from project conception to project completion. This method optimizes fast track scheduling and provides the best overall construction value for the client.
